I am delighted to announce that we have signed a new lease today for an adjoining unit on Piccadilly Trading Estate, giving us an additional 50% floor space. As we wait for our license and planning class change permission to come through we’ll start work on moving and then expanding our barrel program and brewery tap in its new home.
After nearly two and a half years of restricted retail hours we have finally gained permission from our landlord to operate up to seven days a week. Whilst we enjoy continued support from bars and shops in Manchester we are very excited that locals and visitors alike will be able to sample draft beers and buy cans of our freshest beers on the day of packaging. Once open our new brewery tap will feature a rotating range of fresh, barrel aged, and brewery tap exclusive beers across 20 taps.
The brewery tap, designed and fitted by Oh OK Ltd and Jolly Good Beer, with additional creative input from Textbook Studio, will transform the existing warehouse into a comfortable and intimate space where we can serve our customers with perfectly cellared beer fresh off the packaging line. We will also offer a small plate menu celebrating some of our region’s best produce and producers.
We’ll share more details when we near the end of our works on site as we work towards opening up in unit 9 at the earliest opportunity this autumn. In the mean time our existing brewery tap will continue to operate as normal, and you guys will be the first to know when we’re opening up in our new space, and closing the old tap room.
Even with this new lease and expansion our long term prospects on Piccadilly Trading Estate remain uncertain. Demand for our beer continues to outstrip our production capacity several times over, and as a result, in combination with the landlord’s intention to redevelop the site (possibly before our lease term expires) and continued restrictions on parts of our operation, we are starting to consider our options. With the reality of our units in Piccadilly Trading Estate continuing to cap our production output, and the possibility of a notice being served to us to leave the estate any time after November 2019 we simply must prepare for our future.
For now we have a direct draw cold cellar room, bar, service area, seating, climate control, mixed culture cellar tanks and so much more to focus on. Though the Barrel Store at unit 9 will be another temporary install we are going to work on making the space both beautiful and relaxing, and an excellent place to enjoy our beer.
